Zillow Home Values &Observed Rent Index 2014-2022

It is interesting to see how housing price changes along with the inflation and interest rate increase. Therefore, this week I did some research and found the housing data on Zillow. They have two index - Zillow Home Value Index (ZHVI) and Zillow Observed Rent Index (ZORI) to measure the housing and rental prices across US major metro areas.

My Visualization

I put the two metrics side by side, and hightlighted two lines – one for SF and another for US average.

Insights

  • Houses in San Jose and San Francisco are far more expensive than any other metro areas in the US, but looks like their rent prices are not that bad compared to the housing prices – Rent in areas like NYC and SD are catching up recently;
  • Overall, we see a clear decrease in rent in 2022 and 2021 due to the pandemic, but we do not see a similiar trend in home value – it has been increasing since late 2019 until very recently.
